What’s the one thing you can never have too much of? It is, of course, time. Once spent, it can never be recouped, bought back, or rewound. This all teaches us that time is precious, and that wherever possible, we should spend it doing the things that make us happy. We all find pockets of time to make special, but how do we make the most of things every day? By having an ideal base camp for our days – a location that sets us up to do more of what we love and less of the things we’d rather avoid. One such location in Brisbane that ticks all the boxes is Sherwood, and it is where the luxurious Primrose35 apartments are situated.

To begin with, Sherwood is one of Brisbane’s true blue-chip suburbs. It is perennially popular, and for very good reasons. It is just 8 kilometres south-west of the CBD, placing it in the ‘Goldilocks’ zone: not too close and not too far from the city. This means less time commuting to and from work and more time doing what you want: spending longer at home, getting home sooner, more productive time at work, or just avoiding frustrating traffic!

If you do need to travel, you are connected to your city with frequent trains and buses a short walk away. On the corner of Primrose Street you’ll find Sherwood Central, boasting various shops led by Woolworths supermarket, and including The Coffee Club café, Brumby’s bakery, a chemist, bank, and newsagent. With all these conveniences a five-minute walk away, you might find that drives become just for weekend fun!

The famous Brisbane Markets are a five-minute drive away, offering fresh produce, meat, and flowers to add to your quality lifestyle.

While you search for the perfect Brisbane apartment, you should also start preparations for the anticipated move and relocation. So that when the time comes for you to move, everything is organised and ready.

Moving is stressful. It takes a lot of preparation, hard work, and organisation to smoothly uproot from one home and to settle in another. Lost or damaged items, penalties for missed bills, extra expenses, lost documents, cranky babies, lost sleep and disorientation are not uncommon during moving days. Many people are just happy to survive a home relocation.

But with proper and ample preparation, moving can be seamless and you less frazzled. Here is an easy-to-follow relocation and moving checklist;

As soon as you decide to relocate:

  • Conduct a home inventory. Check for supplies, food items and home essentials. Stop buying things you will no longer use in the house like curtains, bed covers or a new washing machine. Start purging and using up items in your closets, pantries and cabinets.
  • Research school, hospitals, and other facilities. An indispensable part of the home search is ensuring that your new neighbourhood will fit your needs.
  • Organise your documents. You know you have your important papers like birth certificates, land titles and bankbooks stashed somewhere. Now is the time to check, organise and secure them.
  • Find storage. You might need to store some of your valuables during relocation. Find a storage facility that will fit your needs, budget and is ideally located.

As soon as you found your new home:

  • Identify repairs and other work needed in the new house. First, you need to make your new home liveable. Estimate its time of completion as well as the budget.
  • Schedule moving day. Once you confirmed work completion of the new home, you can set the date to move. Getting the right timing is an important aspect of a smooth relocation. Consider holidays, school days, work days and even the traffic. It is best to set your move to the least busy day of the week or month.
  • Know your new neighbourhood. Take a walk around your new neighbourhood. Find its grocery stores, restaurants, parks, pharmacy and other facilities. Get your bearing around and try to befriend as many locals as you can.
  • Find movers. Finding the right movers is essential to a smooth and easy relocation. The best movers are usually booked well in advance, so it is best for you to find your movers as early as now. Communicate with several providers and discuss with them how your needs will fit with their services. Some movers include packing and storage to their services.
  • After your talks with the movers, you will now have a good idea of your relocation expenses. Add to the matrix the accommodations, packing supplies, storage and incidentals, you can now set your relocation budget.
  • Call you home insurance agent to advise on your move and cancellation of your old home insurance.

One month before moving day:

  • Identify furniture to bring, store or discard. Pack items for storage. Donate, sell or discard unwanted stuff.
  • Buy packing supplies. You now have a clear idea of the stuff you need to pack. Some movers also offer packing service and materials.
  • Book storage and movers. Ship out items for storage and confirm date and services required with the movers.
  • Apply for utility services in the new home. This will ensure connection and service availability by the time you move into your new home. There is nothing worse than moving into your new home, tired and hungry, only to find out that your power is not yet connected.
  • Pack unnecessary items. Start packing up items that you don’t need on a day-to-day basis. Books, off-season clothes, picture frames, your daughter’s doll collection, your son’s drum kit and the barbeque grill can now be boxed.
  • Book a babysitter or pet sitter if necessary. This can be your friend or sister, or a local centre that can take care of your little ones while you’re busy with the move.
  • Book overnight accommodations if necessary. This is especially important if you’re moving to another city or town and if you have young kids with you. Ask friends or relative if they can provide a room for the night, if not book in a nearby hotel.
  • Secure necessary records like employment, hospital records and school records. Some records take some time to process and release, so it is best to secure them early.
  • Advice people you might need help from on moving day. Everybody would love to help, but it would be inconsiderate if you don’t give them enough time to prepare and clear their calendar.
  • Schedule a few days leave from work. Ideally a week, few days before and after the actual move.

Two weeks before moving day:

  • Notify your banks, post office and other mailed subscriptions of your change of address. Give them your moving day and your new forwarding address.
  • General outside and storage cleaning. This is the best time to clean out the attic, the garage, the garden shed and the basement. Do one final mowing and gardening, then pack the equipment. Give out potted plants you’re not bringing with you.
  • Organise valuables and important documents. These shouldn’t go with the other stuff you’re packing. You may want to pack them in a tote back you will carry yourself or secure them in a safety deposit box.
  • Open bank accounts in your new neighbourhood.
  • Tune up the car.

One week before moving day:

  • Walk through your new home. Check if all repairs and work are done. Confirm utility service connections in the new house by the time you move in.
  • Start emptying the house. Ship items to storage, discard unwanted items by donation or a garage sale.
  • General cleaning inside the house. Clean out cabinets, pantry and closets. Vacuum the house one last time and then pack the equipment if you’re bringing them with you.
  • Settle open accounts. Pay off and close your accounts with the local grocery, restaurant or barber shop. Cancel local subscriptions.

Three days before moving day:

  • Pack everything except necessities. If you’re bringing the refrigerator and freezer, this is the time to defrost and clean.
  • Refill subscription medicines and buy baby’s formula, pet food and other necessities that will cover for at least two weeks.
  • Confirm arrangements with the movers. Call your movers and confirm with them your moving day, the services you need, the addresses and the time you will be expecting them to come.
  • Pack, pack, pack. Start packing in earnest. You may want to take some time off work. If the movers are also doing the packing, set-up a schedule a few days before the move. Need help? Organise a packing party. You can ask your friends to come over and help you pack. This event can double as your farewell party.
  • Print out tickets, permits and travel pass you will need on moving day.
  • Backup computer files. Desktop computers should be boxed today. Just leave out one handy electronic device that you can use to check emails and for other important stuff.

A day before moving day:

  • Gas up your vehicle.
  • Prepare cash for last minute expenses, incidentals, tips, toll fees.
  • Packing should be done by now. Label the boxes for hassle-free unpacking.
  • Pack your first-day survival kit. This will include at least three change of clothes for each member of the family, toiletries, medicines, milk, baby and pet food for at least three days, packed or easy-to-cook dinners, few blankets and few toys to entertain the kids. This can be in a box or a suitcase you can put in the car.
  • Call your babysitter and/or pet sitter to confirm your arrangements.
  • Collect the keys and write down entry and alarm codes for the agent or the next resident.
  • Don’t bother cooking, take the family out and say goodbye to your favourite local restaurant.

Moving Day!

  • Wake up early, this is an exciting day!
  • Always ask for identification from the movers showing up.
  • Unplug all electronics and appliances.
  • Turn off gas, power and water supplies.
  • Lock all doors and windows.
  • Focus, relax and enjoy the experience.

Brisbane apartments are popular property investments. The surge of Brisbane population in the recent years fuelled the real estate market and property developments. New developments are no longer exclusive to the CBD and city hubs. Neighbouring communities like Sherwood and Mount Gravatt East are suburban communities that are perfect for a residential apartment. Sherwood is near enough the CBD for a quick commute, but far enough from the city bustle.

Whether you are buying your first home or looking for a real estate investment that will offer extra income, Brisbane apartments are viable options. Here are some of the benefits of investing in apartments;

1. Popular rental option

investment 1

If you’re planning on renting out your property investment, an apartment would be your best option. Renters are looking for homes that are centrally located, easy to manage and just the right size. While a house with spacious backyard might appeal to families with kids and pets, an apartment in Sherwood will offer the same benefits of a home, plus the advantages of apartment living.

2. Access to great amenities

investment 2

Most apartments in Brisbane come with several amenities for its residents to enjoy. Indoor pools, spa, gym, ball courts and children’s playroom are some of the most popular amenities. These added features add value to the property – attracting renters and possible buyers. Residents get to enjoy them without spending a lot for its installation.

3. Easy to manage

investment 3

Apartments are easy-to-manage properties. No yard work, roof maintenance or outdoor repainting are required of the owners. Everything is taken care of the building administration who is tasked to manage and maintain the property. Owners will just need to pay a monthly fee to cover the shared maintenance costs.

4. Prime location

investment 4

Apartment buildings are centrally located, making them the most sought-after addresses. Being near businesses, key facilities and entertainment centres is attractive to would-be renters or buyers. Properties in locations have the fastest appreciation rates, as they are the least likely for fall in value.

5. Cheaper than landed homes

investment 5

Apartments are the popular first home option because of its affordability. Compared land and home packages, apartments in Sherwood are more affordable. The compact and more efficient home designs provide all the needs without the fluff and extra costs.

6. Excellent building structures

investment 6

Buyers and investors can be assured of the top-quality construction of apartment buildings. Apartment builders and developers are strictly regulated and subject to government building rules and regulations. Plans are reviewed, materials evaluated and construction work strictly monitored and regularly reviewed for flaws and other irregularities.

7. Multiple investment options

investment 7

There are many ways to make your apartment investment earn you money. First, you can buy an apartment off the plan to get premium prices and sell it off once it’s ready for occupancy, at a much higher price. Second, you can rent out your apartment for a regular and additional cash inflow. Third, you can occupy your apartment in Sherwood and sell if off when you need the money or when a good opportunity to earn a profit comes.

There are also downsides to investing in apartments. Just like any business deal, certain risk factors should be learned, reviewed and examined before signing the contract. Your best defence against risks like devaluation and vacancy is knowing the market, learning about investment properties, and buying only the best apartments and in the best locations. Apartments in Sherwood are designed for people who value the idyllic suburban setting while needing the convenience of apartment living. Large, roomy, and well-designed units fit growing families, empty-nesters and even lone wolves.

Buying your first apartment? You are joining the multitude of Aussies turning to apartments for their homes. For the last decade, the trend of Australians choosing the strata and community living is tremendously high. And apartment buildings are no longer exclusive to cities and urban areas. A lot of Brisbane apartments are outside of the CBD. Modern and family-friendly apartments are now available in neighbouring communities like Sherwood and Mount Gravatt.

There are a lot of ways apartment buying is different from purchasing a landed property. Landed properties are often defined by the land measurements and the buildings, developments and other features within its limits. Apartments are defined by several aspects that might include the unit space measurements and everything within, the building and its features and amenities, the immediate surrounding within the property line and the corporate body. This is often referred to as the strata scheme.

Whether it is your first home purchase or your first apartment purchase, it is best to know the rules of the strata scheme.

What's yours?

Apartment buying is literally buying air space. What ultimately belongs to you is the space inside your unit. You have total control of the walls, floors and ceiling in your side. You may also own a specific parking lot or a storage space, depending on the building plan and on the title of the unit. Everything outside your walls and those not included in the unit title – the lobby, the roof, the gardens and the rest are owned by the body corporate, which you’re a part of.

yours

The Body Corporate

The body corporate, also referred to as the owner’s corporation, manages and rules the apartment community. The body corporate is made up of owners and residents, wherein a committee is elected from amongst its members. The committee is tasked to run and manage the body corporate affairs that may include paying bills, maintaining assets and enforcing the by-laws. All owners and residents automatically qualify as a member. Election of the committee happens during the yearly general meeting.

body-corporate

Community By-laws

Building residents in all Brisbane apartments are subject to its corporate rules and by-laws. The by-laws can be adopted from the Queensland standard by-laws or be drafted and approved by the owners. This can also be amended whenever and how ever the owners need to. The by-laws include common agreements and community living arrangements approved by all residents. Residents’ age limits, pets allowed, the number of resident to a unit and no smoking ban are some of the items might be covered by the by-laws. Apartment buyers are advised to read through the by-laws to see if it conforms with their living requirements and preferences.

bylaws

Security, Maintenance and Fees

One of the reasons to buy apartments over landed properties is the easy upkeep and maintenance. Apartment owners do not need to worry about leaking roofs, mending the fences or even washing the windows. All maintenance work outside of your units is managed and handled by the building manager as directed by the body corporate. However, owners are required to pay a fixed monthly fee to cover the maintenance and upkeep of the property. The charges might also cover security and utilities. For major renovations and one-time construction work like roof replacement, installation of security devices or construction of a facility, owners will meet up and agree on how to pay for it. The cost of the one-time project is often divided amongst the owners and paid separately from the regular monthly fees.

maintenance

The Strata Inspection

Aside from the usual factors – location, size and demand that determine the value of the property, valuation of apartment buildings will also depend on the condition of the building. The age, amenities and soundness of the building factor significantly. How do you know you’re getting what you’re paying for? By conducting an independent full strata inspection. The strata inspection report will include the state of the building – plans, wirings and pest control reports, minutes of the body corporate meetings, title and certificate of the plan, budget and approved fees, insurance policies, supplier agreements and accounting records. It is advised to have a professional strata inspector review the documents.

documents

Neighbourly Conduct

Apartment living includes an unwritten rule of neighbourly conduct. Due to the proximity of living, residents are expected to observe mutual respect for the privacy, peace and comfort of the person on the other side of the wall. Residents should exercise extra measures to avoid getting into their neighbour’s space. Avoid loud noises, banging on the walls and too much thumping on the floors, be friendly but not intrusive, be mindful of any pets and children, be watchful of your trash, keep to your parking space and lend a helping hand when needed.

neighbor

Brisbane apartments are centrally located, more affordable than landed homes and are proven to be great investments. But not everyone will readily give up of the perks of suburban living. The solution is finding a suburban apartment. Sherwood apartments offer the perfect housing choice for people who prefer the living comforts of apartments and the laidback suburban lifestyle.

People talking on porch

Through the course of our lives, we go through several changes in our housing needs. A small apartment in Brisbane would be ideal for our first home. And then we move to a bigger one or a small house after we got married. As our family grows bigger, we’ll also need a bigger house with a large yard where we can all fit in comfortably and still have room to spare for our pets and entertaining.

And then suddenly, the kids run off to college, live in other cities to pursue their careers and dreams and to start their own families. We are left with a large house with empty rooms.

Retirement is the golden years of our lives. Relieved of many responsibilities, this is the time when we can afford to get off the rat race, take a breather, take life a little slower and enjoy the good things we have missed while trying to support and build a life for our kids and prepare for a better future of our own.

1

But retirement is not all good times and relaxing. While you can afford to not work and live off on your pension or savings, these will probably by considerably lower than your present income and your main financial source will stop once you retire.

The circumstances in our lives dictate our needs. And if we want to survive and get the best out of living, we adjust.

Downsizing is the perfect solution to address both dilemmas of retirement – the big, cumbersome and expensive homes and the much-decreased income. Downsizing would call for selling the large house and buying a smaller more manageable home or going back to that apartment in Brisbane. The goal is to lower the expenses, live more simply and find a home that will better match the present need and financial situation.

Downsizing and retirement will not be the same as any move. There are factors that need to be taken into consideration before making the decision and picking the house and location. The top concerns of retirees when downsizing are the following;

Home Maintenance Work

Keeping a home clean and organised need work. As we go older, work around the house and the yard could eventually be too taxing. Mowing the lawn, cleaning the roof or fixing fences would be too expensive and too much work to manage. This is the reason why a townhouse or a Brisbane apartment are popular as retirement homes.

maintenance

Mobility and Access

Getting out and about might not be easy for older people. Everyone will eventually face the reality of physical decline. It is also for this reason that makes mobility and access very important. Being near or being able to easily travel from the house to other locations like health care facilities, market, stores, parks and entertainment centres is a top consideration. Wide roads, access to public transport, walking paths and a friendly neighbourhood will make a lot of difference.

mobility

Lifestyle and Wellness

After years of hectic working life, most retirees prefer the more relaxed lifestyle offered by the suburbs and other communities outside the city. They would also benefit from the fresh air, the great outdoors, friendly communities and fresh produce readily available in the markets. They would be able to take things easier and slower away from the pollution and the fast-paced lifestyle of the city.

Costs

Cost of living is a major consideration when retiring. Because of the reduced income, retirees are forced to live more frugally and conservatively. Smaller houses require lower maintenance costs. The location also comes into play – cities are notorious for its high cost of living. The suburbs offer a more relaxed lifestyle and are more viable and affordable option to city living. Food, entertainment and facilities are generally cheaper in the suburbs.

If you want the be centrally located without having to shell out a huge amount of money for a house, an apartment is your best option.

Repairs, renovations and cleaning outside of individual units are all taken care of the building administrators.

advantages-2

Sherwood apartments feature amenities that are family friendly and designed to complement the suburban lifestyle.

Common Challenges of Apartment Living

Too close for comfort

You might encounter your neighbour a little too often in the hallway, the elevator or at the pool area. You might overhear the party next door or get annoyed with the neighbour’s dog badgering your cat.

disadvantages-1

Limited living space

What if you have another baby, or if you suddenly need a home office or maybe want a guest room? Chances are, you would have to manage the space you have. Unlike when you own a house where you can just add another room or another floor up, there is no room for extensions or structural renovations in apartment buildings.

disadvantages-2

Living restrictions could apply

Most apartments in Brisbane have a set of bylaws and restrictions to be followed by all its residents. Some apartment building prohibits young kids, pets and certain activities like partying, loud noises and barbeques.

disadvantages-3

Continuous amenities and maintenance fees

To cover the maintenance work, repairs, cleaning and security expenses, building residents have to contribute a certain amount of money as apartment fees. The amount is agreed upon and is usually collected monthly. Other contributions might also be collected to cover major expenditures such as roof replacement, fencing and other big expensive projects.

disadvantages-4

Apartment living is not for everybody. While many will put a lot of importance on the advantages, some will find the challenges non-negotiable. Space restriction is the most significant challenge to apartment dwellers. To address this, many Sherwood apartments are designed with bigger living space and with a modern fluid style that enhances space efficiency. Aside from larger unit sizes, ample common areas and generous balconies are included for additional living spaces.

Family fun at home

Modern and sleek Sherwood apartments offer a pleasant contrast to the suburb’s renowned grand Queenslanders. It is an Australian thing to raise young children in a proper house. That means a house in the suburb with at least three bedrooms, a fence, a larger backyard, pets and a pool maybe. However, the needs and lifestyle of today’s young families are not as compatible with the idyllic child-rearing typical a decade ago. Today’s families are smaller, childrearing is more involved and complicated and their lifestyle more dynamic. They need a home that will sustain and support their lifestyle.

The trend of young families choosing to live in apartments have notably increased over the last decade. Here are the top reasons why families are moving high and up!

1. Location

1

Apartments are centrally located, near businesses, facilities, parks, entertainment and conveniences. Young families have to be near schools, supermarkets, parks, family centres and workplaces. Choosing to live in an apartment means not having to pick whether to live near schools or the office.

2. Amenities

2

Apartments come with several in-house facilities open to its residents. Most apartment buildings feature gyms, pools, business and community centres. The more modern midrise apartments built specifically for young families usually include a day care facilities, indoor and/or outdoor play centres.

3. Security

3

Apartment buildings have enhanced security features that include security personnel on site, security cameras, secured parking and entrances and sophisticated locks for individual units. Most Sherwood apartments are equipped with state-of-the-art security features not normally afforded by standalone home owners.

4. Downsized Simplicity

4

It is very easy to accumulate things and stuff for the house when you have the room for it. Having a house means you also must decorate and furnish all its rooms. The limited space of an apartment home effectively prevents accumulation of unnecessary things, and help focus on the more important things in life like better education for the children, more time and funds for travel and experiences.

5. Close Community

Three generations of love and laughter

The proximity of living makes your apartment neighbours and staff more like extended family members. The handful of residents will most often bump into each other in the common areas – the elevators, the hallways, the parking lot or in the fitness room. The gardener, the doorman and the others kids become daily fixtures, people who you and your child know and are friends with.

6. Affordability

Happy couple checking their home finances

Apartments are generally more affordable than single family homes. Young families are more likely to afford to buy an apartment than a house. And with less mortgage to think of, families are better able to manage their budget and build up savings.

7. Less Housework

7

Parents with young children are the busiest. With a career or business to grow, children to care for and the countless other things to attend to; housework is usually the last in their minds. Living in an apartment means no yard work, no roof maintenance, no fences to fix and fewer rooms to clean. And more quality time to spend with the family.

The newest Sherwood apartments were designed for today’s family home needs. With young and growing families in mind, the suburb offers facilities like schools, day care centres, parks and a child-friendly community. Families living in Sherwood apartments do not have yards to maintain – they enjoy the nearby parks. They don’t need extra rooms to destress – they are not stressed out from long commutes and financial worries. They have found a home and a smart lifestyle fitting for the families of today.

Most of the newer Brisbane apartments are bigger in sizes and have more rooms than the usual. Family apartments in Sherwood usually have three bedrooms and more than enough space for the entire family to live comfortably. However, space is still a premium in apartment living. Building out extensions are not an option; you will only have to manage what space you have. Here are some tips to better manage apartment space.

1. Embrace minimalism

1-minimalism

The minimalist style requires the least decorations, thus leaving plenty of free space. The clean lines, neutral colours and streamlined design give the illusion of space, making your apartment look bigger that it is.

2. Have fun with colours

2-fun-colours

Children love fun and bright colours. Decorate with colours, especially in their bedrooms and other areas dedicated for their use. It is a fun idea to let your child help in choosing the shades and designs.

3. Maximise natural lighting

3-natural-light

Letting in natural light will not only save you dollars, it will also make your apartment look bigger. Clear up your windows and prefer light and gauzy curtains to thick and heavy drapes.

4. Avoid excessive shopping

4-shopping

Think twice before buying anything – toys, furniture, appliance, shoes, books or that extra box of cereals. Too much stuff in the house will naturally create clutter. As much as possible, limit acquisitions to your immediate needs.

5. Invest on multi-purpose furniture

5-multi-purpose

Invest in well-designed and multi-purpose furniture like a sofa-bed, bench-storage or a centre table-desk. Save on space, not the efficiency nor the style of your home.

6. Think vertical

6-vertical

Use as much vertical space as you can. Double deck beds, floor to ceiling cabinets or shelves. The space is there, use it up to organise and take things off the floor.

7. Go light

7-light

Opt for lighter shades for your walls and overall schemes. Light colours reflect light and make the room look brighter and bigger. Go for light neutrals for common rooms like kitchen, living room and dining room. Light pastels are big favourites for kids’ bedrooms.

8. Downsize everything

8-downsize

Go small as much as you can. Pick the smaller version of everything – bed, bookcase, tables, sofas, washer and dryer machines. They would function just as well; you will just save on space.

9. Invest in sofa protectors

9-sofa

Kids will be kids, with their grubby faces, sticky hands and dirty feet. And the pets. Protect your sofa from stains and dirt with washable covers or throw blankets. And while you’re at it, choose a nice looking one.

10. Adopt the open floor plan

10-open-floor-plan

Open floor plans eliminate most of the inner walls, creating one big room, giving the illusion of bigger space. Dedicated areas are creatively marked and divided by half room dividers, carpeting or shelving.

11. Give everyone a personal space

11-personal-space

Assign everyone a personal space, and let it be a rule not to intrude and to respect somebody else’s space. It could be the home office for you, the kitchen desk for your spouse, and their respective bedrooms for the children. Having their own space will minimise clutter and things getting lost.

12. Use walls for extra storage

12-wall-storage

Don’t let that ample wall space go to waste. Walls offer ample vertical space for storage. You can build floor to ceiling cabinets or shelves, install bars and hangers and hang baskets.

13. Showcase your kids’ artwork

13-artwork

Skip buying pictures and artworks. With the right framing and presentation, you can use your kids’ artwork to decorate your space. Displaying their work will encourage children. You also cut the clutter.

14. Have a school zone

14-school

Much of the bulk of clutter and things found in a family home are school stuff. Books, bags, projects, notebooks, papers and a wild assortment of scissors, rulers, pens, crayons and other supplies. Minimise the clutter by putting them in one place.

15. Dedicate a nook for play

15-play

Stepping on a Lego piece is not fun. How about falling over a ball? Aside from the untidiness, cluttered toys can also be hazardous. By dedicating a play nook, you are also minimising the clutter. It is also wise to provide accessible toy storage and training your kids to tidy up after playing.
